A storage facility is not a single listing
A storage facility is not one thing to put in a shop window: it is a building full of different units, each with its own size, price and status. What a renter buys is one of those units, not the building — and that is exactly the information they cannot see today without picking up the phone.
That is where Metroquadro starts: model the inside of the building, and keep booking, availability and earnings in the same place.
All you get to see is the façade
Listing platforms treat a facility as one classified ad: they do not model what is inside, so they cannot tell you which units exist, how big they are, or which ones are free.
Availability is something you find out by phone
Renters cannot compare locations, sizes and prices; operators answer one call at a time to say what is still free.
Bookings and occupancy live in spreadsheets
Booking and payment happen off-platform. Double bookings, notices and occupancy get sorted out by phone, and the real picture is never current.
The product
Draw the floor plan once, then let it work
The tedious part is getting started: mapping a warehouse unit by unit. Metroquadro reduces that to footprint plus unit mix, drafts the layout, and leaves the operator only the corrections they actually know — where the corridor runs, where the pillar sits, which box is worth a little more.
From there the same floor plan does double duty: it is the management tool for whoever rents the space out, and the shop window for whoever is looking for it.
The system drafts the floor plan for you
Enter the footprint of the building, the corridor width and the unit mix you want out of it: the layout is packed automatically, and whatever did not fit is reported rather than quietly dropped.
An editor that will not let you break things
Drag, resize, rotate, add pillars, an office, toilets and the entrance, and handle multiple floors with stairs and lifts. Two rules always hold, in the browser and on the server: no overlapping units, nothing outside the footprint.
Renters see the building, not an ad
Isometric view floor by floor, colours by availability, distance from the entrance in metres, and availability computed for the start date they pick. Click a unit and book it.
A rented unit is frozen
A unit with a live booking cannot be moved, resized or deleted by accident. Price changes are accepted and take effect from the next billing cycle.

lifecycle states handled by the platform
Double bookings are not prevented by an application check but by an exclusion constraint in PostgreSQL: two overlapping rentals on the same unit simply cannot be written. The lifecycle — from the temporary hold to notice, from a late payment to move-out — is handled by the platform, not reconstructed by hand. Metroquadro is in pilot: payments and identity verification are simulated for now, behind an interface already shaped for Stripe Connect, and no real money moves. The stack: React and TypeScript (Konva for the floor plan and editor, Leaflet for the map), FastAPI and PostgreSQL 16.

We are looking for our first operators
We want to build the pilot with three to five Italian self-storage operators: you bring a real facility, we map it onto Metroquadro and run it together. Your house rules — minimum term, notice period, tolerance on late payments — are what will shape the product.
